The Fund will acquire Class B and Class C multifamily assets and execute substantial capital expenditures and asset repositioning that culminate in strong value-add creation and asset reclassification upon stabilization. Trion is an experienced sponsor with proven business plan: The principals at Trion Properties have over 20 years experience in West Coast real estate markets, with over $1.0 billion in transactions. The Sponsor previously executed the same business plan for the Trion Multifamily Opportunity Fund I, which acquired and renovated Class B- and Class B+ properties in California and Oregon. Fund I has invested in eight properties, and each deal is meeting or exceeding performance expectations.

The Fund will strategically target supply-constrained high-growth West Coast markets in California, Oregon, and Colorado. The Fund offers investors diversity from multiple assets, is targeting a $50.0 million raise, and anticipates acquiring 8 – 12 properties over a 24-month investment period The Fund will acquire underperforming properties in high-growth markets and seek to increase NOI by increasing rents through strategic interior & exterior renovations, creation of property-specific websites, and hands-on management. Each asset will have a two-phase holding period starting with an 18-month reposition followed by 3 – 5 years of stabilized operations. The Sponsor has a competitive advantage by having in-house acquisition, project management, property management, debt sourcing, and construction teams.
